Question….What are you good at?….. Answer…….Selling and Renting houses. We are 'very good’ at it In fact and there is good reason for this. Mainly because we employ good knowledgeable people. The business is privately owned and our Vendors and Landlords have direct access to the Directors. Nearly all of the competitions websites talks the talk about how great they are from a service perspective however I understand that your confidence and trust can only be gained by the actions of the business. We do care as a business because being a private family run business, we simply have to be better than the rest and offer you something different in order to survive in this very competitive industry.
Thinking of Selling your property? At the head of our sales team is our sales Director Martine, who has been instrumental in building Castlegate into the business it is today. She has years of experience, initially learning her trade working for more corporate estate agents prior to setting up for herself after understanding that she could…’do a better job’. Martine is simply a great negotiator and invariably earns great reviews from our Vendors following the sale of their property. A portfolio of reviews which we invite you to take a look at for yourselves (I promise these are not made up!).
There are other points, but we recognise that in the main when coming to sell their property, people are interested in two main things:
- What is the top price I can sell my property for?
- How quickly can I sell it?
We understand this and excel in giving our full attention to both of these aspects once you have given us the go ahead to sell your home. Martine is at the forefront of everything to do with selling your property and trust me there is no finer negotiator working in the market today. She is working for you and prides herself in achieving the top price for your property whether the market be flat, buoyant or otherwise.
Property ValuationFirst things first though, we need to ’take a look’ at what it is you want to sell. This gives us both a chance to meet and for you to ‘take a look’ at us and find out more about the type of people you will be working with to help you sell your home. To this end you need to make an appointment to speak to our highly experienced valuer and Director Joseph Mitchell who will explain ’the difference’ between ourselves and other agents and to provide you with a thorough valuation of your property as well as discussing the best plan of action for you. Don’t worry there is no cost to this service and no obligation on your part. After all, if we cannot persuade you to put your property on the market through Castlegate then we wouldn't be very good in persuading someone to buy it!
After SalesDon’t worry we won’t leave you adrift once its sold. We will follow your sale all the way through to completion, sorting out every aspect of the sale and taking away the headache of dealing with the legal side of things. All you need to do is sit back whilst we do all the work. When I say ‘we’ I mean Martine and her team.
ConclusionYou won’t find anyone who will work harder to secure the sale of your home at 1) The top price possible and 2) In the quickest time…..Please go to the contact us page and lets arrange to ’take a look’ at each other, you will be delighted that you did.
Thinking of Renting your Property? We currently manage over 500 properties for our Landlords, plus the family have 30 Buy to let properties in our own portfolio. We have personally been investing in property since 1999 and believe me since that time I have experienced everything that can be experienced in renting out a property. If you are an experienced Landlord you will know what I am talking about. If you are not then believe me you do need our help. We have a no BS attitude when it comes to looking after our own portfolio and this translates to our current Landlords properties. We make decisions on managing a property based on what we would do if it were one of our own and keep you informed every step of the journey.
The problem landlords have at present is that the law is getting tougher by the day. The Government have passed new legislation called the ‘Deregulation act’ for example which came into force on 1st October 2015 (Did you know that? Look it up!) The rules and regulations in managing and renting out property to the general public today are now very onerous with severe penalties including very heavy fines or even imprisonment which are now applicable to any Landlord not paying any attention to the rules. My experience tells me that there is only a very small percentage of Landlords who have any idea about the new rules let alone the old ones and gone are the days when someone could just buy a property ’stick a tenant in’ and basically take the money and forget about it.
I know (because I have done it myself) that you have worked very hard to earn the capital it has taken to invest in your buy to let property. I implore you please don’t try to ‘go it alone’ unless you really have the time and understanding to do it properly. Renting property today is a specialised job and you must protect your investment. Most Landlords don’t like paying for their property to be looked after but really this is a false economy besides, all costs in looking after your property are tax deductible so it simply doesn't make sense to ‘go it alone’, even just for ‘peace of mind’.
We operate a fully managed rental service from initially marketing your property through Rightmove and Zoopla (as well as many other advertising portals), arranging to show prospective tenants around your home, reporting back to you our findings, referencing your tenants , creating the tenancy agreement, moving the new tenants in, collecting the rent and paying it over to you, and then conducting periodic property checks to which you receive a full report and much more…
We can provide a tenant find only service again offering everything as detailed above, setting everything up correctly and within all current laws and regulations but then handing everything back over to you for the day to day and on-going management of the property.
