As described above, if you are proposing to enter a joint tenancy with other parties (other tenants), you will become legally responsible for ensuring the rent for the whole property is paid in FULL. We therefore need to understand how the rent would be paid.

Property rents are payable in advance by standing order.

In some cases, it is necessary for applicant’s to provide a suitable UK based guarantor to guarantee their obligations under the tenancy. A guarantor must possess an annual income of 3 x your portion of the property rent (the total rent if renting alone).

Using the information provided above, we will contact your Guarantor following which the Guarantor will need to complete a Tenancy Guarantor Form. Please notify your Guarantor that will be in touch in due course.

The Security Deposit

All tenants are required to pay in advance of any tenancy a security deposit which would fall due after signing a tenancy agreement. We protect deposits with Deposit Protection Service before we provide to the tenant several documents including the Prescribed Information Form, Deposit Protection Certificate and Scheme Leaflet.

The security deposit is only permitted to be paid by a Tenant and not any other persons. At the end of tenancies, it is sometimes necessary to write to tenants regarding the return of their deposits. In practice we always communicate via telephone or email in the first instance, although it is nevertheless necessary to take a forwarding postal address.

Immigration, proof of address and reference checks

In accordance with the Immigration Act 2014, it is necessary for us perform a Right to Rent check to verify your right to reside in the UK. This is done by checking your passport along with any accompanying visa documents. As part of this application, you must present, in person, the original documentation to our office address (4 Clarendon Street, Nottingham, NG1 5HQ) as soon as possible. In cases where an application is made more than 28 days before the proposed start date of a tenancy, it will be necessary to repeat this process during the preceding 28 days should your application be successful.

Along with your passport, you will need to substantiate your position as a student. We therefore request that you present along with your passport, your student ID card or offer letter from your stated college or university. Alongside these documents, you will need to provide some proof of address dated within the last three months. Examples of suitable documents include a utility bill, phone bill or bank statement.

As part of the tenancy application process, we may undertake certain reference checks obtaining where appropriate; a landlord reference, a source of income reference, a college or university reference and / or a credit check report.

Important Information

By signing this document, you hereby confirm that the information provided within is both true and accurate; understanding that knowingly providing false or misleading information will in all likelihood render your application unsuccessful. You further provide consent for Tassi Lettings to undertake suitable reference and credit checks so far as is believed necessary to prove your suitability to rent a property as suggested above. We will need to share limited information with third party companies such as reference agencies, utility companies, debt collection agencies, university, the local authority and the Deposit Protection Service (or other deposit scheme). Certain personal information including names and addresses collected as part of this Application will (where applicable) be shared with other relevant parties such as any other proposed tenants and / or guarantors. You also agree for your information to be shared with our partnered utility companies who may contact you regarding their services and will pay Tassi Lettings a referral should you proceed with their services. As a Data Controller we intend to hold your personal data in accordance with the GDPR 2018 and Data Protection Act 2018. Such data will only be held so far as is deemed reasonable and necessary. You may at any time request to see copies of all data we hold about you and for your data to be erased subject to any lawful reason we may have to retain certain information. A copy of our Privacy Policy is available upon request or from our website.

It is agreed hereafter that you consent to the service of information and documents in digital form to be enacted using your email address as provided herein. This includes information and documents provided both at the outset of and during, any potential subsequent tenancy.

Finally, it is understood by all parties that this form in no way creates a binding contractual relationship between the Landlord and you as Applicant. The creation of a tenancy is subject to receipt of satisfactory references, further negotiations and the signing of a formal written tenancy agreement.

Holding Deposit

Once the Landlord has accepted your application subject to references, you will need to pay to us a holding deposit equivalent to one week’s rent for the property you are interested in renting. Joint applicants are welcome to fund the holding deposit individually however the holding deposit shall be treated as a whole. PLEASE NOTE: Tassi Lettings will continue to market the Landlord’s property until the full holding deposit equivalent to one weeks’ rent has been paid.

This document explains what happens to that holding deposit and the circumstances in which the deposit will and will not be refunded. It is important that you know your legal rights and accordingly you should feel free to seek independent legal advice before signing this or indeed any other document which we might put before you.

Once we have your holding deposit, current legislation stipulates that the necessary paperwork should be completed within 14 calendar days or such longer period as might be agreed between both parties. In the present case, it has been agreed that the relevant period will be extended to the number of days shown below, from when we receive your holding deposit.

If at any time during that extended period you decide not to proceed with the tenancy, then your holding deposit will be retained by Tassi Lettings. By the same token, if during that period you unreasonably delay in responding to any reasonable request made by Tassi Lettings (including delays created by your chosen referees), and if it turns out that you have provided us with false or misleading information as part of your tenancy application or if you fail any of the checks which the Landlord is required to undertake under the Immigration Act 2014, then again your holding deposit will not be returned. It will be retained by Tassi Lettings.

However, if the Landlord decides not to offer you a tenancy for reasons unconnected with the above then your deposit will be refunded within 7 calendar days. Should you be offered, and you accept a tenancy with our landlord, then your holding deposit will be credited to the first instalment of rent due under that tenancy.

Where, for whatever reason, your holding deposit is neither to be refunded nor credited against any rental liability, you will be provided, within 7 days of that decision, with written reasons explaining why your holding deposit is not being repaid.

You will not be asked to pay any fees or charges in connection with your application for a tenancy. However, if your application is successful under our standard assured shorthold tenancy agreement, you will be required to pay certain fees for any breach of that tenancy agreement in line with the Tenant Fees Act 2019. In consideration of us processing your tenant application, you agree to pay those fees to us on request.

I authorise TASSI SALES AND LETTINGS LTD to hold my data/information and contact me as and when required.

Furthermore, I authorise TASSI SALES AND LETTINGS LTD to pass on any relevant information to the Landlord, in order for them to make an informed decision on my application.
